Sydney’s Parramatta Road may soon see a major transformation, with plans to build up to 8,000 new homes along a key inner west corridor. The NSW government and Inner West Council have agreed on a rezoning proposal that could reshape the area stretching from Foster Street in Leichhardt to Booth Street in Camperdown.

Community Consultations to Begin Soon

The rezoning process will include community consultations over the next 12 to 18 months. Residents and stakeholders will have the opportunity to provide feedback before the new planning controls are finalized.

Targeting High-Density Housing Near Transport Hubs

Currently, much of the area is zoned for low-rise residential buildings. Inner West Mayor Darcy Byrne highlighted that a block-by-block analysis would identify sites suitable for higher-density housing. He noted that the corridor is ideal for new homes due to its proximity to public transport, services, and employment opportunities.

Planning for Growth and Livability

The rezoning plan will also address public spaces, commercial opportunities, active transport links, and affordable housing options. NSW Planning Minister Paul Scully confirmed that new height and density controls will be established to guide development. Importantly, no compulsory property acquisitions are planned.

Affordable Housing and Social Equity

The initiative could include a significant portion of not-for-profit housing, supporting essential workers, young people, and renters in the inner west. Previous developments, such as the WestConnex site in Camperdown, demonstrated the potential to offer discounted housing for key community members.

Experts Welcome the Move

Local housing advocates and urban planners have praised the proposal. Eamon Waterford, CEO of the Committee for Sydney, described Parramatta Road as a "boulevard of broken dreams" and welcomed the revitalization plan. Similarly, David Borger of Housing Now! called the initiative a "bold opportunity" to address Sydney’s housing crisis.

Next Steps

The rezoning process is expected to conclude within 12 to 18 months, following public consultation. Once complete, Parramatta Road could become a vibrant, high-density residential corridor that supports both new housing and improved amenities for the community.
